Sarasota County is known for beaches, culture and a strong luxury market, but there is plenty of everyday home buying here too. The newest numbers show a market that is waking up.
Why Sarasota matters to the community
Siesta Key, downtown Sarasota, Venice, North Port and Longboat Key give the county a wide mix of lifestyles. The arts scene, including the Ringling Museum and local theaters, brings visitors and keeps neighborhoods lively. Many full time residents also volunteer, run local nonprofits and support the area’s schools and hospitals.
The market right now
The Realtor Association of Sarasota and Manatee reported these third quarter 2026 numbers for Sarasota County:
- Median single family price of $485,000. Median condo or townhome price of $324,380.
- Single family homes took a median of 92 days to sell, down from 107 days. Condos took 133 days.
- Sellers received about 94.4 percent of asking price on single family homes and 92 percent on condos, both better than last year.
- Months of supply were 3.7 for single family homes and 4.9 for condos, down from 4.8 and 6.8.
- Condo and townhome closings rose about 27 percent, with 908 closings.
- About 61 percent of condo sales were cash.
What is trending
- Luxury is back. Sarasota had 9 single family sales of $10 million or more, compared with one a year earlier, and 10 condo or townhome sales at that level, compared with none.
- Condos are moving. Sales jumped as prices and inventory settled.
- More distressed sales. Foreclosure or bank owned single family sales rose to 31 from 10, though they are still a very small share.
Financing tips for Sarasota buyers
Since so many condo buyers pay cash, a financed buyer needs a strong offer. Get fully pre approved, know your budget and be ready to move. For higher priced homes, ask about jumbo loans and how much down payment they need. If you are buying a condo, ask the lender early whether the building meets loan guidelines. For waterfront homes, plan for flood insurance and a wind inspection so there are no surprises at closing.
Bottom line
Sarasota is both a luxury market and a family market. Homes are selling faster and closer to asking price, so being prepared with financing is a real advantage.
