Florida property tax basics

Homestead exemption

If the home is your permanent residence on January 1, you can apply for homestead. It takes up to $50,000 off the taxable value. The first $25,000 applies to all of your taxes. The second $25,000 applies to everything except school taxes.

Save Our Homes cap

Once you have homestead, the taxable value of your home can go up no more than 3 percent a year, even if the market goes up faster. When you buy a new home, the value resets to the new price.

Plan for a higher first bill

A new buyer often pays more than the seller did, because the seller’s value may have been capped for years. Ask us for an estimate before you make an offer.
