Manatee County runs from the bay and Anna Maria Island to the fast growing communities around Lakewood Ranch. It has beaches, farms, golf and new neighborhoods, and it is now one of the more watched markets on the Gulf Coast.
Why Manatee matters to the community
Bradenton, Palmetto, Parrish, Anna Maria Island and Lakewood Ranch each have their own personality. Families come for the schools and parks, retirees come for the water and the pace, and many people commute north to Tampa Bay or south to Sarasota. The Bradenton Riverwalk and the island beaches are part of what makes it home.
The market right now
The Realtor Association of Sarasota and Manatee reported third quarter 2026 numbers. In Manatee County:
- The median single family price was $490,000. The median condo or townhome price was $307,000.
- Single family homes took a median of 99 days to sell, down from 104. Condos took 114 days, down from 125.
- Sellers got about 95.6 percent of their asking price on single family homes, up from 93.8 percent.
- There was about 3.9 months of supply for single family homes and 5.0 months for condos, both lower than last year.
- Condo and townhome sales in Manatee were up about 14 percent.
In plain words, the market is getting firmer. Homes are selling a little faster and for closer to the asking price, though there is still room to negotiate.
What is trending
- Condo comeback. Condo sales are up across Manatee and Sarasota, as supply shrinks.
- Distressed sales are small but growing. Foreclosure and bank owned sales were still only about one percent of single family closings across both counties, but they have risen from last year.
- Time on market. Homes still take longer to sell here than in Hillsborough or Pinellas, so patient buyers can find deals.
Financing tips for Manatee buyers
Condo buyers should ask a lender about the building before getting too far, because some condos have financing limits. If you are near the water, get a flood zone check and an insurance quote early. Buyers in newer communities should ask whether there are community development district fees, since they add to the monthly cost. As always, compare the total payment, not only the rate.
Bottom line
Manatee gives you coastal Florida living with prices that are lower than some neighbors and a market that is slowly tightening. That is a good time to get ready and be one of the first buyers through the door.
