Pinellas County Homes: Prices, Insurance and Rates This Fall

Pinellas County is the beach side of Tampa Bay. St. Petersburg, Clearwater, Largo, Dunedin and the beach towns draw people who want water, sunsets and a real downtown. This fall the market is showing some interesting changes, and insurance and flood costs are part of the story.

Why Pinellas matters to the community

Pinellas is the most crowded county in Florida by land area, and people love it that way. Arts, craft breweries, the Pier, Fort De Soto, Clearwater Beach and the Dali Museum all help make it a place visitors return to and residents are proud of. Hurricane recovery is also part of daily life here, and neighbors have shown how much they look out for each other.

The market right now

A report from Truvera Title dated October 1, 2026, using data through August, shows:

  • Single family median price of $464,950, up 6.9 percent from a year ago.
  • Single family homes took a median of 37 days to go under contract, down from 48 days.
  • Active single family listings were down 18.5 percent, with 3.5 months of supply. That leans toward sellers.
  • Condos and townhomes had a median price of $275,000 and 6.4 months of supply, so buyers still have more room to negotiate.
  • About 31 percent of single family sales and 59 percent of condo sales were paid in cash.

Another county report from September 2026 says some Pinellas zip codes are still a few percent below their 2024 highs, and that homes in flood prone areas take longer to sell. Inland areas hold up better.

What is trending

  • Insurance and flood costs. Truvera reports that dozens of insurers have filed rate decreases since 2024, but flood insurance still matters. The National Flood Insurance Program was extended to December 11, 2026.
  • Higher rates. The same report says the Federal Reserve raised its target rate on September 16 and that the average 30 year mortgage rate was reported at 7.03 percent on September 24. The median single family home costs about $369 more per month than a year ago.
  • People heading inland. One news report says Pinellas ranked second in the nation for population decline, with many movers heading to Polk County where homes cost less.

Financing tips for Pinellas buyers

Because the payment is what matters, ask your lender to quote the full monthly cost including taxes, homeowners insurance and flood insurance. Before you fall in love with a home, find out its flood zone and get an insurance quote. For condos, ask about association reserves and any special assessments, since many lenders look closely at the condo itself. Cash buyers are common, so a pre approval letter and a clean offer make you stronger.

Bottom line

Pinellas homes are getting more expensive and selling faster, while condos still favor buyers. The best move is to know your numbers, including insurance, before you shop.
