The Villages keeps growing, and now it may add apartments in a new spot. Sumter County leaders gave a first yes this week to a change at Lake Sumter Landing. The final vote is set for November 10. Here is what happened and why buyers, sellers and lenders may care.
What happened
According to Villages News, Sumter County commissioners gave initial approval on Tuesday, October 27, 2026, to two measures that would allow apartments on the first floor of office and commercial space at Lake Sumter Landing. A 2020 county rule only allowed apartments on upper floors. The change would remove that floor limit on three sides of the town square, along Canal Street, Old Mill Run and Lake Shore Drive. County staff said it should not affect the public at large and would apply only to certain building areas. The final vote is scheduled for November 10.
The bigger picture
This comes as The Villages plans to grow much more. Yahoo Finance reported on October 20, 2026, that the community plans to sell 180 million dollars in debt, mainly to build 3,860 new homes plus more golf courses and recreation centers. The same report says more than 2,100 homes have sold there this year at an average just under 500,000 dollars, and that Florida existing single family home sales fell 3.5 percent in September from a year earlier.
What it means for buyers, sellers and financing
Buyers: More rental and apartment choices near the town square can give newcomers a way to try the lifestyle before buying. New homes coming online also mean more options.
Sellers: More new homes can mean more competition for resale homes. Good pricing and strong presentation matter.
Financing: Loan rules can differ for homes in this kind of community, and monthly costs often include fees beyond the mortgage. Anthony Canizares is also a licensed mortgage lender (NMLS #1619887) and can help you compare programs and see the full monthly cost before you decide.
Bottom line
Sumter County is moving fast. The November 10 vote is the next date to watch. If you are thinking about buying or selling in or near The Villages, now is a good time to learn your options.
