Orange County is home to Orlando, the theme parks, the airport and the University of Central Florida. It is the busiest housing market in central Florida, so it is worth knowing where things stand.
Why Orange County matters to the community
Orlando is not just tourism. Lake Nona is a growing medical and research district, downtown has Dr. Phillips Center for the Performing Arts and Orlando City Soccer, and UCF is one of the largest universities in the country. Thousands of local families work in healthcare, hospitality, aerospace and tech.
The market right now
The Orlando Regional Realtor Association reported September 2026 numbers for the Orlando area, which covers Orange and nearby counties. The median home price was $399,610, down slightly from August. There were 2,325 closed sales, down about 6 percent from August. Active inventory was 12,464 homes, with roughly 5.5 months of supply, and homes took about 66 days to sell. That is a market that leans toward buyers.
What is trending
- More choices for buyers. Inventory is higher than before the pandemic, so buyers have room to negotiate.
- Price cuts. A summer 2026 report said roughly a quarter to a third of listings had price cuts.
- Rates still matter. A July 2026 report put the 30 year rate near 6.6 percent. Rates change often, so always get a current quote.
Financing tips for Orange County buyers
With more inventory, you can ask sellers to pay closing costs or help with a rate buydown. A pre approval gives you leverage. If you are buying near the theme parks, check community rules on short term rentals before you plan to use a home that way. For condos, ask the lender whether the building meets loan rules.
Bottom line
Orange County offers jobs, culture and plenty of choices. A calm, well prepared buyer is in a good position right now.
