Hernando County sits just north of Pasco and has become one of the more affordable places on the Tampa Bay side of the state. Spring Hill, Brooksville and the Weeki Wachee area are all seeing new homes and new neighbors.
Why Hernando matters to the community
Brooksville is the county seat, Weeki Wachee Springs is a well known roadside attraction with its mermaid shows, and the Withlacoochee State Forest gives residents plenty of space to hike, bike and paddle. Spring Hill holds about 75 percent of the county population, so it is the busiest part of the county.
What is trending
- Steady growth. Census data shows Hernando grew nearly 9 percent from 2020 to 2023.
- Thousands of new homes. A May 2026 Bay News 9 report says roughly 16,000 homes are planned over the next several years, including new neighborhoods like Sandal Key near Weeki Wachee.
- New construction at mid prices. One local agent estimates about a third of homes selling between $300,000 and $400,000 are new builds.
- Planning for growth. The county is reviewing its comprehensive plan to guide where and how growth happens.
Down payment help
Hernando uses State Housing Initiative Program funds for down payment help for qualifying buyers. The county also has a housing rehab program for roof, septic and plumbing repairs. These programs have income limits and rules, so ask early.
Financing tips for Hernando buyers
Hernando prices are lower than neighboring counties, which helps first time buyers. FHA, VA and conventional loans are all common, and some rural areas may qualify for USDA loans. If you buy new construction, ask what the builder will pay toward closing costs and compare it with a lower price on a resale home. Check septic, well and flood zone details on any home outside the city water lines.
Bottom line
Hernando gives you room, nature and a lower price tag, plus help programs for those who qualify. It is a good county for buyers who plan ahead.
